There’s a myth that having a big empty room will make the space feel larger. Larger perhaps, but not livable! Empty spaces can be hard for your buyer to interpret. Layouts can be confusing! Each space in a home needs to have specific purpose to show VALUE to your buyers, and staging is the perfect solution.
1. Staging Your Home Reflects Its Use
When a listing is being priced, neighborhood comps are definitely the starting point. But what sets YOUR home apart is the way the home is used. Homes should be styled to reflect living WELL.
As a boutique staging firm, we don’t just approach our projects with a formula of furniture. Instead, we thoughtfully and purposefully take the time to assess each room for its best and most profitable usage! We have even been known to stage garages or bonus spaces to reflect the usability.
2. Staging Gives Purpose and Meaning to Each Space
Often times we’ll walk into a listing and find awkward renovations that leave buyers with a question mark in their minds about the use of the space. Adding furniture and decor to these types of spaces creates perceived value. When you give a room purpose, you’re letting your buyers know how they can use the space.
The more spaces in the home that have a specific purpose, the more value the home is perceived to have. Vacant rooms just can’t do that!
3. Staging Sets the Mood of Your Home
Additionally, some homes have flaws that become the distracting focal point if left unattended. When a home is vacant, the flooring or view is really the only thing for your buyers to focus on. If your view is superb and your flooring is new, this can be a good thing! But if you’re view is looking at your neighbor’s wall or the flooring feels tired, staging will go a long way to set the mood for your buyer.
