What we did:
- Our sellers moved out completely as we had a long list and short timeline
- Painted all interior surfaces, including windows, doors and ceiling.
- Repaired faulty electrical
- Added a simple vanity in a bathroom with an odd niche
- Added a window seat between two closets
- Added ceiling fixtures in the living room, dining room and master bedroom.
- Lightly sanded and re-stained the patio.
- Painted select areas outside
- Re-painted the kitchen cabinets
- Polished the kitchen granite
- Refinished the hardwood floors throughout
- Steam cleaned the bedroom carpeting
- Repaired broken tiles
- Cleaned up the yard, front and back.
- Repaired a rock wall
- Took down a broken fence and repaired another
- Relocated a family of kittens living under the house
- Removed a skate ramp
- Hauled away a rather large truck of garbage

How long did it take:
Once we had the house, it took about three and half weeks to get photo ready.
How’d we do?
This home listed at $1,399,000. Had it listed in “as is” condition, it would have list closer to 1,249,000. Selling price? A big, beautiful $1,525,000. Week one, eight offers :). $125,000 over asking.
