This little property on a highly desirable cul-de-sac in the hills of Encino went 200k over asking. THIS after the agent elevated the asking price, based on our improvements. What did we do?
Getting this home ready for sale turned into a bit of surprise! Originally, the agent called us in to just organize a final cleaning and then stage the home for sale. My homeowners, however were excited by my enthusiasm to do just a wee bit more!
In six weeks we flipped this property from a great family home that felt well loved but a little worn to fresh and updated and move in ready. Our happy homeowners event invited us for a little champagne toast to celebrate the successful launch of this beloved family home.
Here’s what we did:
- Fresh paint inside, including the kitchen cabinets
- Removed an oddly shaped (but at the time necessary) soffit
- Updated lighting throughout: Adding LED ceiling cans, adding overhead lighting in the bedrooms and add a pair of large chandeliers in the vaulted ceiling of the great room.
- New kitchen counters
- New tile backsplash
- New counters in the powder room
- Added a door to the home office in case a buyer wants to use it as bedroom
- Deep cleaning
- Freshened the landscaping.
