We’ve been in the staging business for 8 years now. And as anyone familiar with the market will tell you, it feels a little different right now.

Tip #1: Utilize Designer Window Treatments
A basic staging does not typically include window treatments. However, having something soft and textural at the windows will amp up the luxury vibe in your listing. A simple, elegant fabric flanking a gorgeous view (or softening one that is less than gorgeous) will add a definite luxe feel to the space.
These do not need to be crazy expensive. A basic linen blend/linen look drapery in a neutral shade should do the trick. We like this collection from Amazon for the great pricing, lots of color options, and rich-looking fabric.
Tip #2: Style Small, Little Used Spaces Thoughtfully
My number one staging tip for sellers (after clean, clean, clean) is that each space in the home has a purpose. And if that purpose is not readily available? Give it one!
Usable square footage adds value to your property. When you have small or little-used spaces, give them a bit more presence and panache that you might think they need.
Tip #3: Choose Pieces with Visual Weight
Visual weight adds value! Treat each major space or significant space (the foyer, the primary suite, the living room) to something with some heft to it. Furniture that takes up visual space will add more luxury to your space.
