We have a service on our business we call “The Mini-Flip“. This is most notably used for our staging clients, although we’re currently working with a homeowner that is looking to access the short term rental market so the home can serve double-duty as a family space when out of town family members are visiting.
This process is about maximizing the potential your home has to offer. It’s about making smart choices in not only WHAT updates you choose to make but also in HOW those updates are implemented.
These are the top three points we focus on when consistency is the goal.
Consistency in your selections – Blending, not Matching
Whether it’s light fixtures, door hardware or your outlets and switches, having all of these items be the same generation is really helpful. Bonus points if these selections are from this decade!
Your installed lighting should have a consistent theme, style or color palette. This does NOT mean you should install a suite of lighting! Far from it. What it does mean is that the style should be consistent throughout the home. And if your style is artsy? That’s okay – just make sure you’re leaning into that look so you don’t have one-off fixture that makes folks question what you were thinking.
Switches and outlets should all be the same type. Consistence again. Same shape, same color.
Door hardware? Nice, new knobs will instantly add update to home where there are several different shades and styles. This will definitely date your decor. A full suite of door hardware can be pricey but worth the upgrade. This goes for lighting, electrical switches, door knobs etc.
Consistency in your color choices.
If you’re SELLING your home, a fresh coat of paint throughout the house is a must! But regardless of the end use of your home, picking a single “through color” (my term!) that is used in hallways, public spaces and consistent trim color, will allow you to lean into your creativity in wall colors or wall treatments while maintaining a good flow between spaces.
Consistency in your flooring and creating as seamless a visual transition as possible
Especially when you’re selling, minimizing the visual breaks in your flooring choices will maximize how spacious your home feels!
Wood floors are the current top trend for this but depending on your area and lifestyle, tile flooring is an option and carpet still has fans!
More than just the actual selection of flooring, having the color intensity between the rooms is a great option for keeping the space feeling – spacious.
